If you are thinking of building your own home, or substantially extending or renovating an existing property we can take away the stress and the worries that this can bring by managing the project for you and guiding you along the way.
We offer a free consultation to discuss your specific project management requirements, and base our fee proposal on those requirements. The C2C route gives you the flexibility to take on as much or as little of the management of the project as you wish, with the knowledge that we are there to advise whenever necessary. Using the project management route you know what your management costs are at the outset and exactly what services you are getting. You have the final say on which subcontractors and suppliers are used on the project, you will also eliminate the overhead and profit elements that are rarely identified, but are built into the costs of a main contractor. These can be a substantial percentage of the actual construction costs.
We will give you a cost summary showing exactly what your costs are and areas where you can cut back if necessary.
We will carry out an appraisal of your site, should you so wish, advising of any problems that could prove costly, and direct you to a competent proven professional team of architects and engineers if you haven't already established one.
We will take away the onerous and often exasperating tasks of administration and dealing with statutory authorities. With many local authorities now requiring a minimum level 3 code of sustainability as a planning condition we will co-ordinate your CSH assessment with your professional team and compile your evidence pack and arrange for the necessary paperwork to satisfy the preconstruction and post construction requirements.
We can negotiate the best rates on your behalf for materials and PROVEN subcontractors. You benefit from the discounted rates by paying for materials and labour direct, cutting out the middle man.
You have piece of mind all the way through the project, that C2C will be monitoring progress, costs and workmanship on your behalf, and reporting back to you on a regular basis, advising if and when required.
We will ensure that all Health and Safety plans are collated and adhered to, that the project is carried out and completed in a safe, controlled environment, and your duty of care as Client is maintained throughout.
At the end of the project we will arrange for all tests and certification required under the building regulations. As well as your Home Users Information Guide, we will present you with your Project File which contains the full history of the project from site appraisal to handover. It will contain "as built" drawings, and all contact details relating to material sources and subcontractors, any specific maintenance issues regarding the property that you need to be aware of, and all warranties and user information literature
